There was literally poop under our sink when we moved in.:
We recently started renting with Bancroft and Associates and it has been a terrible experience. We never received a checklist upon getting the keys and, once the previous residents moved out, immediately noticed the shocking condition of the property. We were only able to see the unit one time and were told that any immediate concerns would be addressed. However, our concerns were not addressed before we moved in. Since moving in, we have noticed the following issues:

- Front door doesn't lock correctly
- Broken shower
- Plumbing issues
- Consistent presence of cockroaches
- Potential issues with mold
- Broken stove and oven
- Feces under the sink

One of the biggest issues for our health is the feces we found under the kitchen sink, where we were storing our food, while we were searching for the cockroach infestation. Right next to it, we found mold and immediately threw out all of our food.

It appears that the property was not only improperly cleaned, but was not accurately inspected as well. We have asked for the inspection report from prior to our moving in and have not only been denied access to it, but were charged our own inspection fee before we even got the keys.

Aside from the cosmetic defects and various health hazards, there are also real structural issues that are a cause for concern. Not only is there no insulation between our roof and the outside of the residence--which has led to an average room temperature of approximately 85-95 degrees, even with the A/C unit set to 75 degrees--but there is also a significant hole that has caused water to leak into our unit during the monsoon season. It has rained at least four or five times in the span of our lease, and 27 days later, no one has fixed it. Thankfully we haven't unpacked and have several containers that we use so the carpet doesn't get drenched. One company that inspected the roof said that it was so spongey that the entire top part has to come out before we get any type of insulation for the temperature inside to level out. As they walked around, debris from the ceiling came falling down on our heads. The roofer told us that they would have to take the roof apart or the owner can face serious insurance problems and that we would get a call to schedule the work. No call came, and when we asked about it two days later, the management team that sent the workers to inspect the roof acted oblivious to the gravity of the issue. We can't even talk to the owners about our concerns and were told that the first and only time we will ever have any contact with them would be in a courtroom and that they can't take the time to inconvenience themselves with our problems. They even denied our claim for a security door to be installed due to our front door not latching correctly, causing it to remain unlocked. We were told that it wasn't an immediate issue and even though all the other identical units had one, we couldn't have one installed.

Since going to the office of Bancroft and Associates, we have hand-delivered, emailed, and mailed our concerns and received confirmation signed that we would be compensated and released from the lease. However, they have refused to give us the full month's rent, even though we informed them that we no longer live in the property. Instead, they kicked us out of their office and told us to stop wasting their time and the time of their staff. Although I don't have a degree in management, I assume that when someone comes to you with maintenance concerns regarding plumbing, holes in the ceiling, a potential cockroach infestation, mold, and the presence of fecal matter, that they would be addressed in a timely manner, if not prior to our move-in. The staff has been unpleasant and going to them with the aforementioned issues has been a dreadful experience. There are serious issues with the property and the way that Bancroft and Associates manage their business.

Very responsive and professional:
My family and I arrived from Europe, now assigned to DM. Bancroft & Associates was highly recommended by several folks on base, as well as the Housing office. The staff was courteous and extremely helpful. We were able to locate a really nice home at a fair price. Communication was terrific, they helped with all the necessary utility and service phone numbers to make our move less of a hassle. Their form passed review at the JAG office without a hitch, even included a Military Clause for our benefit. I really appreciate their patience and professionalism.
