Needs Necessary Improvement.:
I moved here in 2011 when rent was affordable. Rent, however, increased 30% in the last two years.
These apartments were built in 1976 when asbestos and lead based paints were used. The heating and cooling systems are old and in winter, it will be cold in the hallways. I had to weather strip my doorway to close the many gaps to improve sustainability. The elevator is old, slow and needs replacing (with mobility impairment, I had been disrupted with many service interruptions). Walls and doors are thin. I frequently heard my neighbor's kids run through the halls and the long conversations held outside their doors. Multiple garage and building lobby leaks resulted in water stained carpets and might have explained the intermittent water shut off. Two years ago I came home from burying my father to a flooded apartment caused by the kitchen sink backflow from my upstairs neighbor. Needless to say, my neighbor's food was unappetizing. I had to be put into a hotel.
Social events and monthly newsletters were discontinued since renovation resulting in a lack of community and effective communication (see barren sad-scape photo).
Resident portal hadn't been updated in four years. I still was unable to pay rent electronically or by auto deposit while living in the gateway of Silicon Valley.
On compliance, management returned my final security deposit more than two weeks past the 21 days required by law. And the laundry! Laundry hanging from balconies (see photo) is prevalent and unsightly. Seriously, do you really want to look at your neighbor's sari, towels and rugs? It likens the appearance to that of a tenement or row house. This after a major cosmetic upgrade. I should note that management failed repeatedly to address its own violation of community policies as well as other matters, e.g., see photo "This Building Smells Like Pee." A lack of responsiveness and enforcement results in blatant disregard and apathy.
In sum, Waterstone Apartments, a PUR property and a subsidiary of The Marcus and Millichap Companies, needs necessary improvement.

Thankful for the NEW Staff!:
I've lived at Waterstone for over 9 years. Since, My wife and I have transfered into an updated remolded two bedroom apartment. My wife loves all the extra storage. We have the convience of laundry downstairs and privacy and shade for our balcony.
The Staff has changed since I've become a resident and I just have to say KUDOS to the new staff. They are really patient and walk you through the lease so that there are no surprises later. They all seem to be extremely knowledgeable about the policies and procedures which was not the case when we first moved there.
Waterstone Pluses:
- Staff
- Maintenance
- Landscape
- Apartment Amenities
- Neighbors
Waterstone Minuses:
- No toddler or kiddy area
- No activity or community center where we can all mingle and greet
- No open guest parking! :(
I recommend Waterstone. The prices are reasonable. The staff is sufficient. Plus, I like the atmosphere!
