I was buying a home and the seller chose his friend Vilma at Coopers to handle the escrow. There were problems from the start. She drew up escrow documents to close three days later than the date in the sales contract. She dragged her feet on amending it back to the correct date. She wouldn't do other things without first checking with the seller to see if it was OK. She failed to act as a neutral third party. Her bumbling helped the seller delay close by a week. To top it all off, she screwed up packaging and delivering the deal to the county recorder leaving us the choice of recording another day late or having to front the $4000 recording fee.
