Description

Deerfield Forest is a condominium community located off of Rt. 135 in Natick, across the street from the West Natick train station. The complex features a swimming pool, tennis court and walking paths. Condominiums consist of 1,2 and 3 bedroom units ranging from 600-1,000 square feet. The complex is spacious and a perfect choice for active residents.

I lived in one of the units in Deerfield Forest:

Unit: 36 Walden Drive Apt 16.

I had the worst experience ever. One unit is different from the other because it is owned by individual people. The apartments are really old and so are the equipments. So it is up to the landlords if they have updated the apartment.

This particular apartment looked new from outside because it was all freshly painted but everything underneath was old and outdated. My landlord is the most unfair person I have ever met. They fooled me with the lease and tried to make me pay for several damages in the unit which were mainly because of normal wear and tear, and also due to the age of the apartment. And if I tried to explain that I was not responsible to pay for those, they threatened to either file a lawsuit or kick me out even though I was on a yearly lease.

The unit below me could hear even the slightest movement I made. I had to tip-toe and add carpets all over to not disturb them.

About the lease, it was my fault to not legally verify it before signing, but the lease was extremely dubious. Had several loopholes to screw with the tenant.

The windows were broken and I suffered from severe allergies due to that. Finally only a health inspection got them to fix it. Electricity bills were very high too. On an average, I was paying almost 300 every month even though i was pretty careful. This was probably because of old equipments and wiring, and also broken windows and improper insulation. The landlord never promptly responded to any issues. And when it posed a major problem they would tell me that I let the damage happen and ask me to pay for that. If i denied, they would blackmail me with a lawsuit or eviction.

Also, they had no idea of any of the Tenant rights. They broke several laws. They got into the apartment several times without 24 hour notice. They still have my security deposit and are fake charging me with repair work. They did not even put the security deposit into a separate account. There was no 'quiet enjoyment' in the apartment. They did not follow the correct eviction 30 day notice. If I had not got legal advice, I would have never known my rights and would have been easily fooled.

About the management, even though they are supposed to take care of the residents, they take the side of the unit owners and play along with them. They are not co-operative too. All in all, they are there to screw you.

In summary, you are lucky if you have a good landlord. But beware of this apartment's owner. Make sure you put everything in the lease so that you actually have a peace of mind when you live here. I did not get mine!
