I would strongly recommend NOT doing business with First Sonoran either as an owner or a renter. We were in the unique position of owning a home in WA State but temporarily renting a home in AZ for work. We made the mistake of renting from First Sonoran. I could go on and on with so many examples echoing previous comments but in an effort to save time I will just say this. Tracy, Kathy and Jide are the most unprofessional and rude people I have ever dealt with. They have zero customer service skills; all three of them would be better suited working for the DMV. They are also lazy, they refused to do a walk through with us when we moved in and moved out. Isn't this part of their job? This is just one of many examples!
Owning a home is an investment and I would NEVER want anyone renting my home in WA to be treated the way we were treated while living in AZ. They were unresponsive, difficult to communicate with and downright rude. I have no doubt that they will eventually go out of business but I hope sooner than later so no one else has to endure what we did while renting one of their properties for a year and a half.

You should take pictures as a tenant, however, property management companies don't get your money, this seems to be a crazy idea tenants have when they get charged for things. The money has to go to pay the acutal work done, in this case I checked with the management company and their contracts and they do not benefit from repairs whatsoever, no admin fees, no inside maintenance company so they would have no reason to do the extra work required to hire the vendors, pay the bills and check on the work. Next time, leave the property in the condition you would like it if your moved in and do take pictures and attend the final walk through after you vacate. As an investor who has managed their own properties in the past and has them professionally managed now, my experience is that tenants who complain didn't leave the property in the condition in which they received it yet want all their money back and in turn blame anyone else they can for their lack of personal responsibility in the matter.

So, we found out the house we were renting was going into foreclosure and we were afraid that even if we paid rent we'd still get kicked out. It ended up that we were 1 day late on payment because of this drama and were fined $90! At the end of our lease, we had the carpet professionally cleaned and we were still charged $80 for having the carpet re-cleaned! Also, if I'd known they were going to re-clean the house themselves (and charge $200) after we vacated, I wouldn't have gone through the trouble of doing it myself! In other words, if you're going to rent do it directly from a homeowner, not a management co. if at all possible! And if you do have to rent through a manage. co. take pictures of EVERYTHING!!! before and after you move in and out! I will NEVER rent from First Sonoran Property Management Co based in Chandler, again!
