Last Resort:
There is good and bad, but the bad deserves the first word in this case. We were swayed into moving in under false pretenses that the location would be in the front, Electric was the only utility we were paying, and our apartment was being renovated to match their "Classic" style immediately. When we returned to close the deal February 28th, the location of our apartment changed. From the beginning the apartment complex hadn't gotten our apartment ready in time for our planned move in date we disclosed to them over a month before February 28th. Instead they moved us from our planned residence from a building in the front of the apartment complex to a building in the far back of the complex. We specifically identified location as important in the initial discussion about the apartment. That was just the beginning of the surprises.
We accepted despite the location change, and this is when we signed the lease. The leasing office gave us a paper to list all discrepancies with the apartment for their maintenance team to fix ASAP. We did a walk through, and found the bedroom closet had a black smudge in the corner of the floor, One of our closets had a broken door, the blinds were dirty, our bathtub was permanently stained, the medicine cabinet was bent and dirty looking, the drain in the bathtub was old and rusty, and there is a metal hamper from the 1960's literally, built into the bathroom wall that is rusted, and chipping when it's touched messing up our bathroom floor, and adding danger of getting cut if it's brushed up against. Additional to these new found issues, the cabinets and counter tops were supposed to be replaced before we moved in.
Now that was when we moved in, now it's Saturday April 27th and everything is still not renovated. The counter tops were done near the end of march, the closet door was replaced, the bathtub drain was replaced and the tub is clean now, the black smudge in the bedroom closet was taken care of, and that's it. Now the leasing office claims they never offered new cabinets, just knobs on the handles to open the cabinets, and that still hasn't been installed, the metal hamper that's rusted an chipping is still there, the medicine cabinet is still wobbly, and dirty looking. It's been two months tomorrow, and everything that was supposed to be done when we moved in isn't even done. But it doesn't end there.
We (Me and my girl) were originally told the Rent would be free for one month, our rent is 830/month. We were told we could spread the rent credit out across our 13 month lease (one extra month to get one free). We chose to have a washer and dryer for an additional 30$/month.
830+30/m = $860.00 + Electric was our ORIGINAL AGREEMENT with ONE MONTH FREE @ 830.00$ Split across the 13 months. So we moved in on February 28th, 2013.
Being Pro-activate, we decided to pay the entire rent ($830.00) for a few months so that we could save the credit for later. As we prepared to pay the full amount this month as well, we called to see how much of that credit was left. We were told only 660.00 was left. We hadn't payed the washer/dryer fee (30$) x 2 Months, but that didn't add up.
830.00
-660.00

170.00 - How did we use 170.00$ of the credit in 2 months? We went to the rental office and spoke with the agent we signed the lease with, and she and the rest of the leasing office staff proceeded to show us the $4.60 Admin fee we were paying, and that we were paying Gas for heating[AC], and other various fees that added up to this $170.00.
I'm requesting a copy of the fees, and I'm pretty sure an apartment lease agreement is a contract of adhesion, but I'm going to have a legal representative look into the lease agreement to prove its ambiguity, and if there is any lack thereof I'll be taking these people to court. I highly recommend you stay away from this play unless you're prepared for a lot of undisclosed fees, inexperienced staff, and a slow responding maintenance team.
Moral of the story is when apartment hunting, start 6 months in advance to read through the lease agreements prior to move-in, especially if you're looking at 10+ difference choices in a densely populated area like this. I WISH WE WENT TO LATITUDES I hear great things about them!
