Disgusted, neglected, disturbed:
Avoid here at all costs if at all possible.

This place is terrible and it's very sad to see the locals and what they put up with due to fear of the owner. A lot of the residence here are under some for of government assistance, as was I. Particularly general assistance. During my stay, I was moved around to four (4) different units between this and a sister location down the road, Red Mill Inn. Both are owned by the same person. Unfortunately, people residing here have similar complications with their units but fear of eviction, neglect of property maintenance, and the illegal practice of raised rent (from what I've heard very pressingly).

Upon sign-in, I didn't receive a way form of contact aside from going to the office building in person.

My first unit, I walked in and inspected the place first, returned to the front desk and reported to them that the place was unclean, filled with dead roaches, and still had a few live roaches. They informed me that they would take care of it in the time that we were out buying food and cleaning supplies for our move in. But from baby roaches lined in the freezer to 4-5 bugs running out of the chipped wooden wall in the trailer bedroom when you tapped it. OH and the when you flushed the toilet, the bathtub would gurgle from the drain. It was clear it was unsuitable for living, so I called the cops due to no other form of contact and it was after hours. This was an infestation. The cops called the health department and they sent me to their sister location, Red Mill Inn.

There, thankfully the unit was decent, a couple of bugs here and there. About 2-3 roaches a day and 1 spider found my time there. It was for a couple of days, maybe 4-5 days. Then they rented my room out, told me to get in contact with my case manager and that I had my voucher to end soon, which was supposed to be extended but they denied me due to the cops being called apparently. Good grief.

They then sent me back to Regency, where a local informed me that there was a woman found in the median after an overdose at her stay in there and she was rolled up in a carpet by what it is said to be her "friends". This was 2 years ago. Either way, NJ doesn't have to disclose that information but there are articles found online. I was actually very pleased with my initial check in there. Until that night where the bug problems were alive and apparent. First roaches, BABIES, and they came one after another. At least about 20 bugs were killed in an hour and a half. I talked to maintenance that morning and awaited them to resolve the issue. I stayed outside the entire night and day waiting for them. They never came. So, a local attempted to help me get situated in there. Spent my last $10 dollars on bug spray and food to help control the situation which turned out a decent result. But sadly by the time I was able to nap, I woke up to a bedbug. A BABY bedbug. Fresh blood. And a baby roach crawling upwards on the bed. They sent to another place the following morning due it being after hours yet again.

Went back to Red Mill, where I spent the remaining portion of my stay. They made me hand write a form agreeing that I will be responsible for any bugs found in this unit after initial inspection. Had I not known, nothing was being reported to my case manager at all. Nothing, no room changes, no cops, no calls. Sadly, I found a bedbug in my room 2 nights before check out. They did nothing for aside for offer bug spray which if you don't know already, bedbugs are HARD AF to get rid of. I spent that night out as well, attempting to formulate a way to go about this.

By meeting of the locals, I have heard of very dark cases, deaths on property, roaches, bedbugs, leaks, bug bites, etc... and some of these people are: elderly, ill, unable to work, limited source of income, and quite frankly, some are completely inadequate to care for themselves or feel they have the ability to say anything about the damage to belongings (which I fear of contamination too) or to their psychological factors. It's tough being here already, but it's not right to place PEOPLE in unsuitable living conditions responsible by the property owners/management, especially with KIDS here. God bless them for trying.

Overall, NO. This place is the worst. It nearly comes off as people feeling used and taken advantage of. It's not right. If you come here, I recommend.. saving each and every receipt you gain from spending on maintenance, taking pictures of bug issues, structure failures, and poor cleanliness. I suggest also following up with documentation of when you asked for problems to fixed, how long it took them, and performance results. These people have gone years without knowing there are rights as an occupant. My experience was all violations of them. Please heed my warning. This was just the gist of my experience.

Terrible:
Place has mice roaches bed bugs. Trailers are entered and things stolen all the time. Owner is nasty and refuses to make repairs when you complain he threatens and harasses you. Not a nice place. Especially for families
