Don't Get Burned by TXLEC!:
“Abandon hope all ye who enter here,” is the supposed inscription at the entrance of hell. It would be most appropriate for anyone thinking of leasing a property from Texas Longhorn Equities. This place is without doubt the worse place I have ever had the misfortune of dealing with. The staff that runs this property is made up of rude, arrogant and uncaring people who care nothing about the tenants; who think nothing of stealing from them in every way possible
Maintenance is here is a myth, the ‘local sheriff’ as the maintenance man refers to himself, is a loud mouthed, arrogant lout named Paul, who tears through the property in his pickup with little regard for the safety of the tenants, spreading gossip from one tenant to another, using strong racial epitaph’s about the tenants and how little the staff thinks of them.
On March 1, 2012, I leased a property from Texas Longhorn Equities. During the walk through when we agreed to rent the duplex, we were told the unit would be thoroughly cleaned and carpets shampooed. Upon move in we found the duplex was dirty, carpets were visibly dirty and there did not appear to be any attempt to clean them (the indentations from the previous leaser’s furniture were still present throughout the apartment); carpet indentations always disappear after steam cleaning. The kitchen was also dirty with scum on the sink, oven cleaner had been sprayed in the oven (which incidentally is self-cleaning); and there was petrified food remains under the drip pans. When I reported this to the office, their response was, “Why did you bother to move in if it was so dirty?” The only response I can give is the large moving van loaded with my furniture parked outside, manned by a crew that charged by the hour.
After I moved in, I wanted to get a dog. I made the mistake of paying the $500. pet deposit, only to find out I would be called upon to travel most of the summer. I informed management about the change in plans and requested the return of my pet deposit. The woman I spoke to, Trish, told me I should deduct the amount from my next month’s rent. The following month, when I did just that, I received a notice of eviction. I called and spoke with Trish, who could not recall having told me to deduct it from the rent; she also failed to make a record of our conversation. I was told I had to speak to Mark Pederson. After countless attempts to reach Mark, I finally persisted and was told, “That’s too bad, we NEVER return deposits of any sort! It isn’t our fault you changed your mind about getting a pet.” I told him I was going to contact an attorney, and he agreed to return the deposit. Five months later, I STILL have not received the refund on the deposit.
I also discovered after moving in that the electrical outlets in the master bath and kitchen did not work. I also had problems with the gate to the back yard, which does not close. I notified the management office and received a visit from the maintenance man. After he worked on the outlets briefly and was unable to fix them, he told me an electrician would be coming by in a few days to fix the outlets. After waiting about six weeks, an electrician showed up, when he told the management company the repairs would run $300. the company refused to pay and the outlets remained inoperable. My electric toothbrush and hair dryer were proudly displayed in the living room (where there are working outlets) as a reminder of how uncaring and disdainful Texas Longhorn Equities is of its tenants. After living this way for five months, I had a friend come by and repair the outlets at my expense. Seven months later, the rear gate is still inoperable.
I wish I had been made aware of the on-line reviews submitted by tenants of this property; I would not have signed a lease had I known the character of the individuals who staff this place. That explains why this property has been up for sale for the past year, with no takers. It is also indicative of the alarmingly high rate of vacancies on a property this size. I would caution anyone from committing to a lease with Texas Longhorn Equities. Honesty is a mark of character, this outfit has none.

Great Company:
I have lived there 2 years and they have always treated me very good. I have lived in apartments and other rental homes and never had a management company treat me this good. I would highly reccomend this management company.

Dont move there!!!!!!!!!!:
I had been one of the first to live in the new subdivision, in a west Tx town. I lived there for 3 yrs. I lost my job and couldnt afford to live there anymore. I told Elsa (who was very understanding). After the final bill came they said I owed about $2400. The bottom of letter stated to call and work out payment arrangement. Trish and Chris DENIED the payment arrangement because I had a guanator. How do they expect anyone to come up with that kind of money in 30 days. Now he wants to take my parents to court and get a judgement on they before he would do payment plan. The only decent person there is Elsa. Everyone else is just out for money and doesnt care about therir tenants. Dont live there. They should also pay for general maintainence on duplex and do they? NO!!! they make the tenant. STAY AWAY FROM THERE!!!!!!!!!!!

Do not move in txlec properties!!!:
It has been a nightmare since moving in and the management company (TXLEC) is unbelievable!! My duplex was broken into weeks after moving in and TXLEC said it was our responsibility to secure the door over night and pay to fix/replace the kicked in door. I have never had to deal with a management company that cared less for their tenants. They only want to rip you off! Our neighbors moved our early and instead of making them pay to finish out their lease they told them they had to pay more than double what they really would have paid if they stayed. Then, I sent our 1st months rent in a week early, they didn't cash it until 2 weeks after it was due then sent me a bill for paying late. I really don't think there is a worse company out there. Save yourself the trouble and stay away from these properties!!!
