Time Residential Public Response to XGmommy:
Time Residential's residential lease is carefully read and explained to every tenant applicant in detail prior to the signing. This is a very time consuming, but required policy of our company. Tenants are provided with an original copy at the time of ratification and all related forms are mailed to each tenant shortly afterwards. Our leases are very detailed and prepared by an attorney. We require the applicant to intial the bottom of every page and sign the final page acknowledging they have read and understand the terms and conditions of thier rental agreement. We take the time to besure every tenant is informed as to the requirements and their obligtions in their lease. Our lease presentation takes well over an hour and is conducted by Time Residentia's broker in person. Our lease does not and I repeat does not state that Time Redential will remind the tenant of their 60 day written obligation to renew or give notification of their intent to vacate. Though we do, it is not our responsibility. It is incumbent upon the tenant to provide proper notice in writing they will be moving or requesting that their lease be renewed. XGmommy, her husband and two children moved into our client's property approximately 14 months ago. No pets were authorized without written consent from the property owner. The property was professionally painted inside prior to their renting this home. The carpeting was less than one year old, new kitchen and bathroom vinyl flooring was installed prior to renting the home to this family. The refrigerator was brand new and the grounds were meticulously prepared prior to their obtaing the keys. Our tenants are not responsible for cost for repairs and routine maintenance unless they are found to have caused the damage or problem, were negligent or misused or allowed guests to damage the property. Our maintenance providers and vendors are not our employees, friends or relatives as stated in XGmommyy's statement. All are licensed businesses we have used for many years and they guarantee their work. This tenant acquired a Labradore Retriever dog in the 13th month of their occupancy without first obtaining authorization. They were required to remove the animal from the property. There was no drama, no penalty, no threats. We were firm and the issues was put aside. XGmommy extended her lease two times after Time Residential was notified in writing they were vacating. She knew what the requirments concerning proper notice to vacate were and complied. Paragraph 22 of the tenant's lease states the tenant shall be responsible for all minor maintenance and repairs up to $50.00 in any month and will not deliberately destroy, deface, damage, impare, or remove any part of the premises, or permit any person to do so. There were repairs and maintenance request during the 14 months XGmommy and her family resided in our client's property. At no time ever was the tenant asked or required to pay for any repairs other that those actually caused by them. After this family moved out (5/31/11) a thorough post occupancy inspection was conducted with XGmommy present. She was informed the house was not left in the proper condition as required in paragraph 11 of her lease. The carpets were not professionally cleaned as is required, the house had not been professionally sprayed for fleas and ticks as is required because they housed an unauthorized animal, the kitchen cabinets, appliances, floors, closets, bathrooms, windows, blinds were not cleaned. The walls throughout the interior were very dirty as a result of her two small children being allowed to rub their hands and whatever against them. Our house cleaner was required to scrub the walls thoroughly before out painter was called in to correct the walls inside of the home. This home was professionally cleaned and repainted inside prior to XGmommy and her fmily moving in. Please view the webpage: www.timeresidential.com/823cannonadetrail.htm. This website clealy shows the condition prior to XGmommy taking possession. Virginia law requires the tenant be notified in writing within 45 days if any claim against their deposit is intended as a result of damages. Our client directed Time Residential to place a claim in the amount of $1,190.00 for the cost of repainting the interior of this home, having the carpeting and interier professionally cleaned (which included cleaning of all windows, appliances, cabinets, blinds, vinyl flooring, baseboards, lighting fixtures and ceiling fans). This requirement is specifically setforth in paragraph 11 as well as the cleaning fee of the tenant lease agreement). The tenants was notified in as per Virginia law and in writing of the following: ($750.00 for the interior painting beyond reasonal wear and tear, $190.00 for the professional carpet cleaning, $250.00 for our house cleaner - $150.00 of which was itemized in their lease if they failed to leave the house clean and $100.00 for the cost of washing the filth from the walls and doors before our painter was called in). XGmommy was not assessed for the requirement to spray the home for fleas and ticks or the servicing of the air conditiong system because they failed to change the air conditiong filters monthly. They moved the owner's washer and dryer into the storage building located behind this home and were autghorized to use their own equipment with the understanding the owner's washer and dryer would be returned after they vacated. They failed to return it to the laundry closet after they moved out. It cost our client $100.00 to have these units returned. The tenant was not assessed for this cost. There were other issues the owner could have and should have charged this tenant for such as unauthorized additional persons living in the home. The tenant's lease in paragraph 5 states Tenant agrees to pay $75.00 each month for each additional person who shall occupy the premises in any capacity if the tenant fails to inform Agent of additional people. This issues was not addressed nor was the tenant charged. Several witnessess were called in who viewed the property to confirm the condition the property was left in after XGmommy moved out and can attest the residency of the unauthorized additional occupant. Great Property Manager:
We first contacted Mr. Wright when we were interested in a house we saw online. He was very pleasant to talk to. We have a lab, and he - like any other responsible property manager - was reluctant to rent out a nice home with hard floors to a family who has a bigger breed dog. However, he did not just turn us away, he worked with us. He asked us to email him pictures of our current rental to show that no damage was made to the property, asked us to get a referral from our landlord, and that he would take those to the owner of the house we wanted to rent, and see how she felt about it. He got back to me via email immediately after the owner approved our dog!

Ever since we were approved John Wright has been super easy to get in touch with. We had to send him credit reports, security deposits, etc and he was always on top of things. Whenever I called him, IF he didn't answer, he would always call back.

Now --- as all this was going on -- mind you we based our opinion on this house on pictures/word of mouth alone. John told us the condition of the house, that it was in great shape, well taken care of, etc. and he was right. This home is beautiful, and we are extremely blessed to be here. The day we moved in, I wasn't blindsided by little details that he left out because he was honest the entire time. The house was clean - move in ready. Perfect!

John spent nearly 2 hours going over the rental agreement with me, explaining every paragraph in detail. He provided us with the move in check sheet, and the move in check sheet that he did prior to us moving in. He told us to take a week, look over the house completely, and write down anything and everything that needed to be fixed, or that was damaged before we moved in. Example --- we needed screens on some windows, those need to be fixed, and the sliding door has some scratches on it from the Owners dogs, and I wrote that down, not to be fixed, but that it was a preexisting condition to us moving in. When it was all filled out, I emailed a copy to John. From there we were given the name of the company who services this house for repairs. Once I called Mr. Austin about starting to do some repairs he was here within a couple days. NICE NICE guy. Very respectful, very informative, honest, funny, and clean. You never knew he was here.

We have been very pleased with Mr. Wright and the maintenance man, Mr. Austin. I have no complaints about Time Residential. You can tell he cares about the owner of the house, us as renters, and his reputation with his business. He's more than just a property manager. When we call him, he'll answer whatever questions we have, and ask how our weekend was. It's not always just business.

We're happy here, with John Wright, and everything he's done for us.

Started out good...:
I do not have a property with this man but I did rent a property from him. As me and My family's first time renting, It was a VERY bad choice!!! He told us everything he knew we would want to hear as first time renters. However, Things started going badly after the first month. as the post before me says, He forgets things OFTEN. He was Supposed to copy and E-mail me a copy of the "first walk through sheet" Wich had things that were wrong with the house BEFORE I moved in on it.. and Kept forgetting, Even after emailing him over 4 times. So needless to say I never got it. Also on that sheet were things that he Promised to fix for us, And never did.. Still to this day.. a few other things happenend through out the year. When time came, He FAILED to inform us that our 60 day time to renew or to give notice was right around the corner. In our lease it states he MUST inform us or we can give a 30 day notice, and we did. Also, The People he uses to "fix" things in the houses.. are some of the worst people to do the job! He only uses friends of his and they charge WAY too much, I am not saying these are bad people, they were very easy to work with but they did a BAD job for the amount of money they wanted. and they never cleaned up after themselves. After we decided to move.. well.. it got ugly. He took my whole deposit + some. Charged me for things he ligally couldn't charge me for. and when I confronted him and tried to fight it, The threatend to "rewrite it and charge me MORE" I'm just here to warn you all, Please DO NOT use Time residential/ John Wright. He will take everything and leave no way of proving you were in the right!
